Water is coming through the ceiling

A dripping or sagging ceiling needs a quick, careful response. We make it safe, find where the water is coming from and dry the space above and below.

What is going on above your head

In Ocala the usual sources are a roof leak after a summer storm, a bathroom or laundry above, or an air conditioner drain pan in the attic that has overflowed. Water pools on the drywall, which sags, stains and finally drips.

Wet drywall is heavy and can come down without warning. Once it is safe, we check the attic or the floor above, dry the cavity and decide what can stay and what has to be cut out.

Before we arrive

  1. 1Keep everyone out from under a sagging or bulging ceiling
  2. 2Put a bucket under the drip and move furniture and electronics away
  3. 3If the AC drain might be the cause, switch the AC off at the thermostat
  4. 4Take photos of the ceiling, and of the roof or attic only if it is safe to look

Day by day

  1. First visit

We make the ceiling safe, release trapped water and look above it to find the source.

  2. Opening up

Wet insulation and drywall that will not dry come out, and the cavity is opened for air.

  3. Drying days

Fans and dehumidifiers run above and below while we check the readings on each visit.

  4. Closing up

Once it is dry, the ceiling is patched and primed, or your contractor takes it from there.

Living with the drying

A room out of use
The room under the leak is usually closed off for a few days.
Some dust
Cutting drywall makes dust. We contain it with plastic and clean up each day.
The attic hatch
We may need regular access to the attic, so keep the way to it clear.
Roof first
If the roof is the cause, a roofer should tarp or repair it before the next rain.

Straight answers

  • Can I just paint the stain?

Not until the cavity above is dry. Paint over a damp ceiling and the stain comes back, often with mold.

  • Why would the AC leak?

Air conditioners make water. If the drain line clogs, the pan overflows onto the ceiling below.

  • Do I need a roofer too?

If the roof is the source, yes. We tell you what we find so the right repair is made first.
