What changes the price of water damage cleanup

No one can price water damage from a phone photo. These are the things that set the number once the house has been measured.

  2. What kind of water it was
  3. What has to come out
  4. How many drying days
  5. Putting it back

How far the water spread

One wet kitchen and three wet rooms are different jobs. The estimate follows the meter readings, not just the puddle.

Ask how the edge of the wet area was found.

What kind of water it was

Clean water from a supply line can usually be dried in place. Dirty water from a drain or toilet means removing porous materials and sanitizing, which adds work.

Ask which kind of water the estimate assumes.

What has to come out

Carpet pad, swollen cabinet bases and the bottom of wet drywall sometimes have to be removed. Each adds labor and disposal.

Ask for a list of what is removed and what is dried in place.

How many drying days

Equipment is usually charged by the day. Thick materials, cool weather and closed-up rooms can stretch it out.

Ask how they decide when the drying is finished.

Putting it back

Drying and rebuilding are often separate. A cleanup estimate may not include new drywall, paint or flooring.

Ask what is included and what will need a separate quote.
