A pipe let go and the floor is wet

Clean water from a supply line is the easiest kind to dry, if the drying starts soon. We remove standing water, find how far it spread and dry the house properly.

What is going on behind the wet floor

Water from a supply pipe is under pressure, so it travels. It runs under baseboards, soaks the bottom of drywall, wicks up into cabinets and slides beneath flooring, often well past the puddle you can see.

Because it starts as clean water, most of what it touches can be dried in place rather than torn out, as long as the drying begins within the first day or two. After that, the water picks up dirt and the risk of mold climbs.

Before we arrive

  1. 1Shut the main water valve, usually near the meter or where the line enters the house
  2. 2Turn off power to any room where water is near outlets or cords
  3. 3Take photos and a short video of every wet room before anything is moved
  4. 4Lift rugs, cushions and anything on the floor that can be carried out

Day by day

  1. First visit

We pump or extract standing water, map the wet area with meters and set up fans and dehumidifiers.

  2. Days two and three

We come back to read the walls and floors, move equipment where it is needed and open anything that is not drying.

  3. When the readings are normal

The equipment comes out, we record the final readings and you get a written summary.

  4. Putting it back

Baseboards, drywall patches and paint go back once everything is dry, or your contractor takes over.

Living with the drying

It will be noisy
Air movers run day and night. Most people sleep in another room for a few nights.
Leave it all on
Turning fans off to get some quiet slows the drying. We place them so walkways stay clear.
Your power bill
The equipment draws power for several days. We can note it for your insurance claim.
Pets and children
We keep cords tidy and tell you which rooms to keep closed while the work runs.

Straight answers

  • Do you fix the pipe?

A licensed plumber repairs the pipe. We can work alongside them so the drying starts the same day.

  • Can the hardwood be saved?

Often, if it is dried quickly and carefully. We read it every visit and tell you honestly when it cannot.

  • Will you deal with my insurer?

We give you photos, readings and a written scope that your adjuster can use. The claim itself stays between you and your insurer.
